Our pre-construction process is one of our most important differentiators, and we take it seriously. We are looking for a Pre-Construction Coordinator who understands that what happens before a shovel hits the ground shapes everything that comes after.

About The Job

As a part-time contract Pre-Construction Coordinator, you will support the early stages of every project, from initial feasibility through signed construction contract. You will work closely with Sean Halsey and the operations team to develop accurate estimates, assemble scope of work documentation, coordinate with design partners, and prepare permit applications. You are someone who thrives in the space between client inquiry and construction kickoff, and you understand that thoroughness at this stage protects everyone downstream.

Responsibilities

You will manage the pre-construction agreement process for new clients, coordinating site evaluations, design consultations, and specification development. You will prepare detailed cost estimates using our JobTread platform, working from plans, scope documents, and trade input to produce accurate and transparent project budgets. You will compile permit application packages across multiple jurisdictions (Fredericksburg City, Stafford, Spotsylvania, and surrounding counties) and track submittals through approval. You will also maintain organized project documentation and support client communication during the pre-construction phase.

Requirements

We want someone with a working knowledge of residential construction costs, materials, and building systems. Experience in estimating, project coordination, or construction administration is strongly preferred. Familiarity with local permitting processes in the Fredericksburg region is a significant advantage. You are detail-oriented, comfortable managing multiple projects at once, and can communicate clearly with clients, trade partners, and design professionals. Experience with JobTread, Buildertrend, or similar platforms is helpful but not required.

This is a part-time contract position with a flexible schedule. Compensation is competitive and based on experience.
